Planning constraints:

Small-lot Code & Character Code

The Problem:

The challenge was to take a small 3 bedroom workers cottage on a small-lot and transform it into a spacious 5 bedroom family home. The sloping site with western exposure at the rear & two street access added complexity to the design task.

Our Solution:

The traditional solution for these renovation projects is to locate some or all of the bedrooms at the front of the dwelling within the existing cottage and to construct a new living space at the rear leading on to a deck. In this case, we turned that thinking around and placed the living areas at the front of the house, leading out to an intimate courtyard thus taking advantage of the eastern aspect & allowing the character of the original cottage to shine through.

Four new bedrooms and two bathrooms were added at the rear of the main living level in a simple, cost-effective addition thus avoiding the security & separation concerns often associated with locating children’s bedrooms on the ground level.

The existing ground floor bedroom was retained and the single car garage was converted to a rumpus room. A new double garage was included under the new bedroom wing, accessed via the rear street.
